The magic lies in the layout: a magnificent self-contained apartment fills the entire upper floor, centered on an enormous living-dining room with double-height chestnut beams and light pouring through tall windows. Below, three independent ground-floor suites each have their own entrance, kitchenette, and ensuite—perfect for families who want autonomy while staying under one roof. Whether you're eight people or twelve, the entire property and pool remain exclusively yours.
Outside, an extensive garden connects a series of gathering spots: a vine-covered pergola with dining for everyone, a raised pool on its own sun-drenched lawn, and—at the garden's far edge—a small lake that delights children and photographers alike. There's table tennis for rainy afternoons, and if you're feeling adventurous, ask owner Luciano to demonstrate his remarkable Heath Robinson-style clockwork barbecue. He'll also point you toward Radda's best butcher.
Speaking of Radda: this medieval Chianti village sits just 1km away—an easy 15-minute stroll through the vines. Having restaurants, wine shops, and morning espresso within walking distance transforms your stay. No need to drive everywhere; this is the kind of car-free Tuscan holiday where life slows to its proper rhythm.
From this peaceful base, you're perfectly positioned to explore Chianti's legendary wine estates, with Siena and Florence both within comfortable reach when you're ready to venture further.

The main living quarters are upstairs, up the external stone steps typical of Tuscan farmhouses. Immediately through the front door one is drawn to the light flooding into the very large living-dining room to the right. With chestnut beams soaring over the dining area to double height, the sheer volume of air and light create a marvelously welcoming space. To one side of the dining table for 8 a wooden staircase rises to a mezzanine containing two single beds, while the far end of the living area has sofas set in front of an open fireplace and a doorway leading to a generous country kitchen.
Modern appliances find a harmony with a cooking fireplace, bread cupboard and long refectory table and become, in time-honored tradition, the heart of this Tuscan home. Three double bedrooms are on this floor, one off the dining area and two down a side hall past a small study. All of the bedrooms are spacious and furnished with lovely fabrics and country antiques. The two bathrooms, one ensuite and one shared, make great use of terracotta, Tuscany's much beloved material.
Further accommodations are on the ground floor - three large double bedroom suites, each with a shower room, dining table, sufficient kitchen facilities to prepare a light meal and an independent access to the outdoors. While the ground floor of the farmhouse does not have an internal staircase to the top floor, the three lower suites do interconnect, an ideal arrangement for a family unit. While the suites differ in look and layout, care has been taken to provide each with similar comforts. Apartment Tinaia, which you can see on the floorplan, is closed to guests, very occasionally used by family but is not rented out.
The garden at the back of the house, planted in fragrant, flowering shrubs and shaded by towering oaks, extends the living space. Under a vine-draped pergola there is a table large enough for everyone to sit down to meals al fresco. There is a free-standing barbecue, a pizza oven, and sun beds to set on the wide lawn overlooking a raised pool bordered on one side by a wooden deck. Additional space is also available for group activities in a charming annex across the drive from the house.

This contraption is great for roasting meat and vegetables for great al-fresco evening meals. There is an excellent butcher in nearby Radda.

There are some beautiful details in the care taken in the decor.
Radda in Chianti is one of the famous historic towns of the Chianti region, set between Siena and Florence. It has a variety of restaurants, around ten, as well as shops, grocery stores, a supermarket, church, pharmacy and a bank.
The first part of the walk is along the gravel track that leads to Docciole, then you join the small road that approaches the village - there is no sidewalk here. The whole walk is around 1km, so around 15 minutes, or which around half is one the track to Docciole, the rest on the road.
Docciole is a large old stone farmhouse with thick solid stone walls, and it's placed on a well ventilated ridge. The ceiling fans and insect screens (that allow you to leave the windows open) do an excellent job of keeping the house cool.
From the vineyards at the front of the estate the view of Radda in Chianti beckons guests to a first stop and, in fact, it is only one easily walked kilometer to the closest restaurant in the village. The unofficial capital of the region and a typical Chianti Village, Radda plays host to several festivals and events throughout the summer, most, though not all, having to do with what is poured into a glass.

Nearby there are Castellina in Chianti, so prized by the Medici that they commissioned a fortress to protect it, Panzano and Greve in Chianti, whose street markets and wide piazzas are reasons for a visit and Castello di Brolio, where the standards for Chianti wine were set.
